5 Tips For Setting Up A Short Term Rental Bedroom

OK, I admit it - I spy on guests….guest reviews that is!

I regularly look up Airbnb reviews for places that I’ve furnished, to see what was a hit with guests and what I can improve on.

In all the reviews I’ve read, the hands down #1 topic which is commented on is sleep quality - whether it’s Good or Bad or just plain Ugly.

Nothing can tank your reviews faster than a negative comment about sleep quality. An uncomfortable mattress, lumpy pillows and a poor nights sleep is going to leave your guests tired and cranky during their stay, which would be fairly unlikely to lead to a 5 star review. And on the flip side, a rave review about the comfort of the bed and having an amazing nights sleep is always welcome to any host, and likely to lead to repeat visits.

So follow these 5 easy tips for fitting out the your short term rental bedroom to give your guests the sweetest of dreams.

The Rule of 2

Sheet Count

You need to have a minimum of two sets of sheets for every bed in your rental property, and there’s a few reasons for this:

  • With two sets of sheets per bed, you can turn the rental property over much faster, as you can have the bed freshly re-made with the spare set while the first set are being laundered.

  • By rotating your sheets, they will last longer

  • If guests want to change their own sheets during the stay for any reason, they can do that without having to bother you.

Get A Decent Mattress

A good night's sleep is the foundation of any vacation experience. Don't skimp on the mattress! Invest a little extra in a high-quality, comfortable mattress that caters to various sleeping preferences. A well-chosen mattress can make all the difference, ensuring your guests wake up feeling refreshed and ready to explore the local attractions. Happy guests are more likely to leave glowing reviews and recommend your vacation rental to others, boosting your bookings and reputation.

Color Scheme

A Place of Peace

When designing a restful sleeping space, color plays a crucial role in setting the tone, and there’s no cheaper, easier way to transform the mood of your room than a lick of paint on a wall, and a few cushions!

When in doubt, opt for a soft and soothing color palette that promotes relaxation and tranquility. Neutrals, soft muted tones, and earth colors work wonders in creating a serene ambiance.

That’s not to say that bold color can’t be used in a bedroom - when done well, it can create a unique bedroom space that stands out on Airbnb or VRBO, like some of these bedrooms below:

Give some thought to the temperature when picking out a bedcover. If you live in a seasonal climate, or somewhere that is warm all year round like I do, I prefer using a light summerweight duvet like this one, which will still provide that cushy luxe feeling without overheating. If you live somewhere that gets cold, make sure to always have a few extra blankets stored away for those chilly nights.

Hotel Vibes

White Linens = Clean + Easy

There's a reason why hotel bedrooms are so inviting—they often feature pristine white bedsheets and bed covers complemented by carefully selected accents. You can achieve the same "hotel vibes" by following this simple trick.

Dress your beds with white or neutral bed covers for a clean and sophisticated look. Then, add a throw rug that works with your color scheme, and a decorative cushion. This effortless touch will create an inviting atmosphere that your guests will appreciate. 

Plus - it’s much easier to replace simple white linens down the track than something with a pattern or design, and not have to rethink your entire bedroom decor - win win!

Pillow Talk

Dress the Bed for Success

Nothing looks sadder than a bed with bad pillows - pictures of a bed with not enough pillows, or lumpy, flat pillows will not inspire your guests to want to try out your vacation rental bedroom, but a bed with lots of plush looking pillows can make even a simply dressed bed look luxurious, and ready to offer up a great nights sleep.

Ensure that each person who can sleep in the bed has two pillows to choose from. If you have a king bed, you need 4 King size Pillows; a Queen bed needs 4 Queen size pillows; a Double Bed needs 4 x Standard Size Pillows; and a Twin bed needs 2 x Standard size pillows.

Offer a mix of firm and soft pillows to cater to individual preferences, and consider pillow protectors for easy maintenance and longevity. A well-dressed bed with ample pillows adds a touch of luxury and shows your guests that you care about their comfort and satisfaction.  You can check out these pillows which I use in some of my projects, they are affordable and have excellent loft without being too firm.
